Our “Let Only” service is for landlords who want to be “hands on” in the management of their property, but want to ensure that everything is set up correctly for them.

£450 + VAT

Our services include:

- A pre-let appraisal of the property
- Provide photographs and advertising material
- Advertise in-house
- Advertise in local newspapers
- Advertise on www.rightmove.co.uk
- Advertise on www.zoopla.co.uk
- Advertise on www.stapletonderby.co.uk
- Provide feedback on viewings
- Carry out referencing on any prospective tenants, using a referencing agency to provide credit checks, employer/accountant and landlord references
- Prepare the Tenancy Agreement
- Set up a standing order for ongoing rent
- Prepare a statement of account
- Move in tenant
- Transfer balance of monies to landlord’s account

- Prepare inventory & schedule of condition including full photographs.
- Landlords Gas Safety Certificate
- Landlords Electrical Safety Certificate
- Portable Appliance Test
- Cleaning
- Energy Performance Certificate
